SIRVA and BGRS accreditation for military relocation in Gatineau
What a broker does (and doesn’t do) in your move
I take care of the real estate side: the search, showings, the promise to purchase, negotiation and coordination with the notary. I don’t decide what gets reimbursed. That’s up to your contracted relocation service provider (CRSP), SIRVA or BGRS, the Canadian Armed Forces Relocation Directive (CAFRD) and your CAF relocation coordinator.
The accreditation doesn’t mean SIRVA or BGRS recommend any particular broker. It’s tied to the programs and contracts in force: according to CanadaBuys, the published federal contract for this program expires on November 30, 2026. This page will be updated based on official information.
SIRVA or BGRS: who handles your file?
According to National Defence, SIRVA is the CRSP for relocations authorized on or after January 6, 2026; BGRS keeps files authorized before that date (source: CAF relocation directive). Not sure? Your relocation coordinator can confirm it.
Guide: buying or selling a home under the 2026 CAFRD (in French)
How I help, from posting message to keys
- A 30-minute call. Your posting, timeline, family and budget. We look at what Gatineau can offer you, no pressure.
- Your criteria. Type of home, areas, schools, commute to your workplace. Check the geographic limits of your new place of duty with your coordinator before you make an offer.
- Planning your HHT. Before you arrive, we put together your showing list and schedule so you get the most out of your House Hunting Trip days.
- Support through the purchase or sale. Promise to purchase and negotiation, conditions (inspection, financing), coordination with the notary through to key handover. If you’re selling in Gatineau, I’ll handle the listing side the same way.
Buying on the Gatineau side: what’s different in Quebec
Many CAF members posted to the NCR work at National Defence Headquarters (Carling Campus), 60 Moodie Drive, Ottawa, and also look across the river in Gatineau. If you’re coming from another province, here’s what works differently in Quebec:
- Notary, not lawyer. In Quebec, a notary handles the deed of sale and your mortgage.
- OACIQ forms. Offers are made on a promise to purchase, using the forms of the OACIQ (Quebec’s real estate regulator).
- Welcome tax. Quebec charges land transfer duties, commonly called the “welcome tax.” The CAFRD lists them among eligible costs, subject to conditions: confirm with SIRVA or BGRS.
- English school. Children of CAF members temporarily posted to Quebec can apply for a temporary authorization to attend English school. Details on Québec.ca.
- Health card and driver’s licence. Military families moving from another province are exempt from the RAMQ’s three-month waiting period, and a new resident can drive for six months on a valid licence from another province (SAAQ). Check the current rules with the RAMQ and the SAAQ when you arrive.
- Provincial income tax. Living in Quebec means filing a Quebec tax return. For your situation, talk to a tax professional.
Commute times depend on the area and the time of day; we’ll go over them based on your criteria.
